With an approved Development Permit, this large condominium project presented design challenges typical of similar developments in Richmond. Principally, dealing neatly with grade transitions from sidewalk to the elevated surface of the main floor units placed on the parking slab in a limited space. This was achieved in collaboration with the project architects using terraced planters and access stairs that appear to sit within the general grading. The entry experience to the building’s street-level lobby includes high quality materials and furnishings. At the rear of the building is a linear courtyard that provides outdoor gathering for the amenity room, children’s play opportunities, seating and lawn areas for informal uses. Screening from the adjoining lot is achieved by trellised fencing and planting.
